M3 Ranch is a 900+ acre master planned community in Mansfield, Texas, planned for approximately 1,600 single-family and townhome residences along with parks, community amenities, and retail and commercial uses. Working with MR Development and Hanover Property Company, MESA developed the overall land plan as well as the community’s theming, branding, and vision, carrying that identity into the design of key landscape and amenity spaces. The community entry establishes a memorable sense of arrival through a series of lakes connected by cascading stone weirs, complemented by native plantings, integrated landscape lighting, and large-scale Corten steel signage. At the heart of the community is the lakefront amenity center featuring a pool, splash pad, playground, expansive lawn, gathering spaces, and a network of pedestrian connections that bring recreation and outdoor living together within a central neighborhood destination.
