Somerset is a 460-acre residential development located in Mansfield, Texas at the intersection of Hwy 287 & SH 360 with continuous frontage along 287. MESA led the team in preparing the master plan, theming & branding, assisted in obtaining the zoning and entitlements, and oversaw the final detailed design and construction of the hardscape and landscape for the property. The site includes gentle rolling hills with very little existing vegetation. The multiple watersheds and the need for amenities provided the opportunity for multiple lakes located throughout the project. The land plan and neighborhood design creates a strong community character by positioning the estate lots toward the main entry drive, overlooking a dominant entry lake and entry tower. The residential lotting design located larger lots near the spine road which eliminated lots backing up to the main drive while providing views of the front porches of the homes. Larger estate lots will be located near the central amenity center nestled in smaller enclaves that may be gated. Community features include a 50ft. landmark tower, retention and detention lakes, and multiple parks and open spaces connected by an extensive multi-use trail system. Once complete, Somerset will include over 1,100 single-family residences with an additional 47 acres of commercial development.
