MESA worked with the client, Hanover Property Company, to develop a master plan that proposes a 63 acre integrated mixed use development including single family residential and commercial land uses. Although the site was already zoned for commercial uses, the master plan called for an integration of compatible uses that would help generate demand for both residential and non-residential uses. The northern portion of the site includes very shallow parcels and existing floodplain which is challenging for commercial development. The master plan includes single family residential that integrates the existing floodplain and open space, creating a central amenity the residences can utilize. MESA provided master planning and conceptual design of the hardscape/landscape and assisted the project team in the entitlements.
